Job Description

Oversee the recruitment, training, supervision, and motivation of property staff while managing the community’s financial performance to align with budgetary and financial standards. Ensure accurate maintenance of resident records, including the posting of rent, deposits, fees, and accounts payable functions, while adhering to all policies and procedures for compliance with both staff and residents. Conduct building inspections and take necessary actions to uphold property standards, follow up on maintenance requests to ensure timely completion, and foster resident satisfaction by being a resource for their concerns and resolutions. Execute required reporting and administrative duties with meticulous attention to detail.

Qualifications

Candidates should possess a High School Diploma or equivalent, with a college degree being advantageous, and have a minimum of three years of management experience. A valid driver’s license is necessary, along with strong verbal and written communication skills. Proficiency in Microsoft Office applications and familiarity with industry software such as Entrata, Onesite, AppFolio etc is expected, with some lease-up experience preferred. The ability to multitask and meet deadlines is essential, as is a willingness to work a flexible schedule, including some weekends. Legal authorization to work in the United States is required.

Job Description

Manage daily financial operations for the community by processing rent, fees, and other payments, as well as preparing deposits and financial reports. Evaluate and approve invoices from vendors and service providers for payment. Review resident accounts and communicate regarding outstanding balances, while implementing collection procedures for delinquencies. Oversee resident move-outs by ensuring compliance with lease terms and notice requirements. Coordinate with the maintenance team to follow up on service requests and confirm completion. Highlight the community’s distinctive features and advantages to attract interest and differentiate it from competitors. Foster resident satisfaction by being a point of contact for concerns and facilitating resolutions. Serve as the onsite supervisor in the absence of the Portfolio Manager.  

Qualifications

General ledger accounting involves the preparation of documents for ACH and wire transfers, inter-company accounting and reconciliations, as well as the preparation and analysis of budget revenue and monthly financials, which include detailed reporting. Additionally, support is provided to the Controller during month-end and year-end activities. A strong understanding of balance sheet components, such as assets, liabilities, income statements, cash flow statements, and common financial ratios is essential.

The individual will manage correspondence, phone communications, and incoming mail, including sensitive documents, with professionalism and efficiency.

Summary Of Job Functions

They will oversee email correspondence, ensuring proper distribution to relevant parties. Tasks also involve typing and composing various documents such as letters, meeting agendas, minutes, purchase orders, contracts, and vendor agreements as needed. Other duties include photocopying, faxing, scanning, and general file management. The individual will assist the Property Management Department with investor reports, projects, and presentations, conducting research and data gathering as required, and supporting the preparation of materials and statistical information for special projects.

Job Description

The Regional Facilities Manager will be responsible for ensuring the optimal physical condition of all properties within their designated area, overseeing maintenance projects, conducting inspections, and managing vendor relationships. The ideal candidate will demonstrate strong leadership skills and a commitment to team development. They will establish and enforce preventative maintenance programs while ensuring compliance across all sites. Professional representation is essential when interacting with residents, visitors, and colleagues, with a focus on delivering outstanding customer service. The role includes providing on-site training for Maintenance Supervisors, Technicians, and Cleaners, as well as coordinating additional training and certifications through OSHA and relevant agencies. The manager will also support leasing and management staff as needed, conduct regular property inspections to verify the quality and safety of work performed, and stay updated on regulations related to maintenance, health, safety, and environmental standards. Collaboration with Operations will be crucial for team management, including hiring, performance evaluations, and terminations. The manager will also oversee the use of approved, licensed, and insured vendors.

Qualifications

Candidates should have a minimum of three years of experience in multifamily property maintenance, with a high school diploma or GED preferred. A valid driver’s license is required, along with the ability to work weekends, and be available for on-call shifts. The role demands the capability to lift up to 50 pounds and the successful completion of a criminal background check. Strong customer service skills are essential for this position.

Job Summary

Diagnose, maintain, and repair systems efficiently and professionally, ensuring all service requests align with company standards. Restore vacant homes to a move-in ready condition, adhering to company guidelines. Conduct daily maintenance of buildings and common areas, ensuring the grounds are tidy and free from litter, debris, and pet waste. Provide leadership and mentorship to the maintenance team while fostering positive relationships with residents, colleagues, and company staff, consistently demonstrating a friendly and professional demeanor in line with the company culture. Execute preventative maintenance as per company policy, maintain an organized shop for efficient inventory management, and adhere to safety protocols in compliance with OSHA standards. Participate in the on-call emergency service rotation, assist with pool maintenance, and possess the ability to diagnose and replace appliances and equipment as necessary. Complete special projects as required.  

Qualifications

A minimum of two years of experience in apartment maintenance is preferred, although experience in a similar maintenance and repair role may be acceptable. A valid driver’s license and HVAC certification are required, while CPO certification is advantageous.

A solid understanding of HVAC troubleshooting, and repair is essential, with EPA and HVAC certifications required. Excellent verbal and written communication skills are necessary, along with the ability to multitask, remain organized, and meet deadlines. Candidates must be able to lift up to 50 lbs. and possess a valid driver’s license and reliable transportation.

Manage revenue collection processes, including the issuance of legal notices and the execution of eviction procedures when necessary. Work in conjunction with compliance teams to guarantee adherence to regulatory requirements and property policies. Recruit, train, and supervise site-level personnel, such as Portfolio and Facilities Managers, while conducting performance assessments and addressing disciplinary matters. Review and authorize accounts payable, purchase orders, and other financial transactions pertinent to property management. Perform regular inspections of properties, including thorough annual unit evaluations, to ensure compliance with operational and regulatory standards. Formulate annual budgets, generate monthly and quarterly financial reports, and maintain communication with property owners, lenders, and investors. Enforce agency regulations, resident leases, and policies with the support of Portfolio Managers.
